How it works
An EMI (Equated Monthly Instalment) is the fixed amount you repay each month on a loan, made up of both interest and principal. Early in the tenure most of the EMI goes towards interest; as the outstanding balance falls, more of each payment chips away at the principal — which is exactly what the amortization table shows.
The EMI uses the standard formula EMI = P·r·(1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P is the loan amount, r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the number of months. The yearly schedule tracks how much principal and interest you pay each year and your falling balance, which helps you plan prepayments.
These numbers are estimates. A real home loan may carry processing fees, insurance, and a floating rate that resets over time, and lenders round differently. Nothing you type leaves your browser.
